These Terms and Conditions (“Terms”) govern your use of our direct booking website and your stay at our property. By making a booking, you agree to be bound by these Terms.

2. Booking and Confirmation

  • A booking is only confirmed once payment has been received and you receive a confirmation email from us.
  • You must be at least 18 years of age to make a booking.
  • All guests must provide accurate information and comply with these Terms.


3. Prices and Payments

  • All prices are listed in GBP (£) and include any applicable taxes unless stated otherwise.
  • Payments are processed securely via Stripe.
  • We reserve the right to adjust prices at any time prior to booking confirmation.


4. Security Deposit (If Applicable)

  • A refundable security deposit may be required.
  • This will be returned at check-out, subject to inspection for damages or breaches of house rules.


5. Cancellations and Refunds

  • Guest-Initiated Cancellations:
    Cancellations must be made via the booking platform. The following cancellation policy applies:
    Free cancellation up to 48 hours before check-in. After this time, your booking will become non-refundable.
  • Host-Initiated Cancellations:
    We reserve the right to cancel a booking due to unforeseen circumstances. In this case, a full refund will be issued.
  • Force Majeure:
    We are not liable for cancellations due to events beyond our control (e.g., natural disasters, government restrictions).


6. Check-In and Check-Out

  • Check-in: from 3 pm.
  • Check-out: by 11 am.
  • Late check-outs may incur additional charges unless agreed in advance.


7. Guest Responsibilities

  • You must respect the property, neighbours, and house rules provided.
  • No smoking is allowed inside the property.
  • No pets are allowed.
  • Parties, events, or unauthorised guests are strictly prohibited.

Failure to follow these rules may result in immediate eviction without refund.


8. Damage and Liability

  • You are responsible for any damage caused to the property during your stay.
  • Please report any breakages or issues immediately.
  • We are not liable for:
  • Personal injury unless caused by our negligence.
  • Loss or theft of guest belongings.
  • Services provided by third parties (e.g., internet outages).


9. Privacy

Your personal data is handled in accordance with our Privacy Policy, which complies with the UK GDPR and Data Protection Act 2018.


10. Changes to Your Booking

Changes to your booking (e.g., dates or number of guests) are subject to availability and may incur additional charges.


11. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
